This inspection is usually required for most mortgages and is required for FHA, VA, and CHFA insured mortgages. For houses equipped with a well as the main source of water, a thorough well flow test is recommended to insure the well can support the size of the house. HUD standards for well testing will be used to determine the results. Samples of water will be taken from the kitchen sink faucet and sent to a laboratory for analysis. Tests for bacteria, chemical content, and radon can be conducted. State of Connecticut standards for Potability will be used to determine results. In order to determine the amount of radioactive Radon Gas present in a house INFOTECH will conduct a "short term" Radon in Air test. The house will be closed and the testing will take place on the lowest living level of the house for 48 to 96 hours using electronic testing equipment. The Environmental Protection Agency Standards for Radon in Air will be used to determine the results of this test. To determine the presence and amount of lead based paint in houses built before 1978, a lead based paint inspection should be performed by a licensed lead paint inspector. An XRF analyzer should be employed on walls, floors, ceilings, window trim and sash, baseboards, and interior trim to determine the lead content of the painted surfaces. This is a specialized inspection that must be accomplished by a qualified lead technician from an established testing company. INFOTECH can provide names and telephone numbers of several local companies for your review. We follow the Connecticut Department of Health Services' recommendations concerning inspection of septic systems. They do not recommend performing Dye-Tests, Probe-Tests, nor Flood-Tests to evaluate septic systems. We recommend hiring a septic system professional to pump out the septic tank, inspect the tank visually, and examine the leaching fields.
